Log in to your resident portal and navigate to the maintenance section. Describe the issue, upload photos if you can, and submit. You can also call our office at (509) 525-1040 during business hours.
Emergencies include flooding or major water leaks, gas leaks, no heat in freezing weather, fire damage, break-in damage, and sewage backup. These situations pose immediate risk to your safety or could cause serious property damage. For all other issues — like a dripping faucet, cosmetic damage, or appliance questions — please submit a standard maintenance request.
Routine maintenance and normal wear-and-tear repairs are covered at no cost to you. However, if damage is caused by misuse, neglect, or unauthorized modifications, you may be responsible for the repair cost. Emergency maintenance calls during nights and weekends may also carry a service fee.
Every request is triaged by a skilled technician based on urgency. Emergencies are addressed as quickly as possible, often the same day. Non-emergency requests are typically scheduled within a few business days. We will contact you to coordinate access and timing.
We ask that you do not make repairs or modifications to the property without written approval. Unauthorized repairs can create safety issues and may result in charges. Simple tasks like replacing lightbulbs, smoke detector batteries, and air filters are fine. For anything else, please submit a maintenance request and let our team handle it.

For non-emergency issues, please submit a request through your resident portal and we will follow up during business hours. For fire, gas, or safety emergencies, always call 911 first.
