How to Rent from Us

Finding your next home should be straightforward. Here's how the process works.

  1. Browse available homes

    Check our current listings. Each listing includes photos, pricing, and details about the property.

  2. Click "Apply Online"

    Found a place you like? Click the "Apply Online" button on the property listing to get started.

  3. Complete the application

    Fill out the application and pay the screening fee. The application asks for basic personal information, rental history, income, and references.

  4. We review your application

    Our team reviews applications within a few business days. We check rental history, income, and run a background and credit screening.

  5. Move in

    If approved, we'll contact you to schedule your move-in date, sign the lease, and hand over the keys.

Application Process

All residents aged 18 and older must submit an application. One applicant should initiate the group application and add co-applicants by providing their name and email address when prompted in the “Your household” portion of the application. Submitting without inviting co-applicants can cause delays in processing.

Only complete applications will be reviewed.

To complete this application, you’ll need your valid government-issued ID, your social security number or ITIN (if applicable), proof of income (bank or payroll credentials, or documents), housing history details, and animal details (if applicable).

Income

  • Combined net income must be at least 3x monthly rent.
  • Combined net income of 2.75x may be conditionally approved with a security deposit of two months’ rent.
  • Combined Debt-to-Income Ratio (DTI) must not exceed 60%.

Applicants are encouraged to verify their income using Boom’s secure partners, Plaid for bank accounts, or Atomic or Pinwheel for payroll accounts. This method enables faster review and verification.

If you’re unable to connect an account to verify income, you may provide documents showing the following:

  • Your two most recent bank statements. For self-employed applicants, you will need to upload 6 months of personal bank statements and 2 years of tax returns.
  • Your last 2 months of paystubs.
  • Offer letter for a job that starts within the next 45 days.
  • Benefits letters or award letters.

Rental History

  • If applicable, applicants must provide contact information for prior property managers (landlords) from the last 36 months.
  • Insufficient rental history may be conditionally approved with a security deposit of two months’ rent.
  • Applicant must not have an eviction in the last 7 years.

Please notify us of any extenuating or mitigating circumstances we should be aware of.

Credit History

  • A minimum credit score of 650 is required for approval.
  • Applicants with credit scores between 600 and 650 may be conditionally approved with a security deposit of two months’ rent.
  • Any collections accounts must be within the specified ranges:
    • The average of open collections with high risk types (Previous Landlord Debt, Utilities, etc.) must be less than $100.
    • The average of open collections with low risk types (Bank Loan, Credit Card Debt, Personal Finance, Phone and Internet Services, Auto Loan, Child Support, etc.) must be less than $1,500.

We will request a consumer report for each applicant. A soft credit check will appear on your credit report, but your credit score will not be affected.

Identity Verification

To ensure the information provided belongs to you, applicants are required to complete a secure identity verification process provided through Boom.

  • Only valid and verified government ID will be accepted.
  • Our system cannot accept Military IDs. If you only have a Military ID, please contact us before completing your application.

Animals

PetScreening is a part of the application process for all applicants. To help ensure all of our residents understand our pet and animal-related policies, we use a third-party screening service and require everyone to complete a pet profile, a “no pet” profile, or request accommodation for an assistance animal. This process ensures we have formalized pet and animal-related policy acknowledgments.

If you are unable to complete a profile online and need help, please contact us. Please check each listing individually on our website to see if it allows pets.

Criminal History

Criminal conviction history will be considered unless otherwise specified based on regulatory limitations.

The following will be considered:

  • Felony convictions involving a sex offense, violent offense, weapons offense, arson, manufacturing or distribution of a controlled substance, or an unclassified offense in the last 7 years.

The following will not be considered:

  • Infractions or violations (like speeding tickets).
  • Criminal convictions from more than 7 years ago.
  • Arrests without conviction or sealed/expunged/juvenile records.

Please notify us of any extenuating or mitigating circumstances we should be aware of regarding criminal history.

Automatic Denials

Applications will be automatically denied if any of the following exist:

  • The average of open collections with high risk types (Previous Landlord Debt, Utilities, etc.) over $100.
  • Any evictions.
  • More than 3 late rental payments with previous landlord.
  • Open balance with any previous landlord.
  • Lease violations with previous landlords.
  • Any forged documents such as, but not limited to, fake pay stubs, altered bank statements, fake ID, etc.
  • Misrepresentation on application such as giving a fake landlord or employer reference and contact info.
  • Harassment of Welcome Home Properties staff whether in person or over the phone. Threatening or verbally abusing any staff member will not be tolerated and the application will be immediately declined. This includes excessively calling or emailing us for updates on your application when a response timeline has already been communicated to you and has not yet come to pass.
  • Bankruptcy discharged less than 1 year or negative credit history since bankruptcy discharge.

Next Steps After Approval

If your application is approved, we will require the following to move forward:

  • Pay the outstanding balance (first month’s rent and security deposit) in full with certified funds.
  • Transfer all applicable utilities into your name and provide all utility account numbers to us. You will receive an email with utility instructions after the lease is signed.
  • Provide proof of renters insurance in the minimum amount of $100,000 liability with Welcome Home Properties listed as additional interest.
  • Sign the Move-In Inspection, which is sent to you to digitally sign.

Fees and Costs

  • Application fee: $48 per applicant (non-refundable)
  • Admin fee: Varies by property
  • First month’s rent: Due at lease signing

Additional fees such as pet deposits and pet rent may apply depending on the property. Contact our office for details on a specific property.

Common Questions

You only need to fill out one application. If the property you initially applied for doesn’t work out, your application can be moved to another available property without needing to reapply or pay another fee.

Most applications are processed within two to three business days. Occasionally it takes a bit longer if we need to verify references or follow up on information. We'll keep you posted along the way.

If your application is denied, we'll let you know in writing and provide the reason. The application fee is non-refundable, but you're welcome to apply for a different property if you'd like.

We can't hold a property until an application is approved and a deposit is received. Properties remain available to other applicants during the screening process, so we encourage you to apply as soon as you find a place you like.

Absolutely. The entire application process is online, so you can apply from anywhere. If you can't tour the property in person, give us a call and we'll do our best to help you get a feel for the place — whether that's a video walkthrough or answering specific questions about the home and the neighborhood.
