Before submitting a request, check whether a quick fix might solve the problem — it’s often faster than waiting for us.

When you submit a request, it’s triaged by a skilled technician — not a call center. Emergencies get same-day attention; routine requests are scheduled within a few business days, and we’ll tell you who’s coming and when.

Move-in

Congratulations — here’s how to land smoothly.

Before move-in day

  • First month’s rent and deposit are due at lease signing, in certified funds.
  • Transfer utilities into your name at least 5 business days ahead. Electric: Columbia REA or Pacific Power · Gas: Cascade Natural Gas · Water/sewer: your city · Trash: Basin Disposal.
  • Set up your resident portal account so paying rent and requesting repairs is one login away.
  • Provide proof of renters insurance ($100,000 liability minimum, Welcome Home Properties as additional interest).

On move-in day

  • Walk the move-in inspection with us and note existing condition.
  • Photograph anything you’d want remembered at move-out.
  • Collect keys, and test locks, lights, and appliances while we’re there.

After moving in

  • Save the office number: (509) 525-1040.
  • Review your lease for property-specific rules — parking, yard care, pets.

Move-out

Leave it the way you found it, and your deposit follows Washington State law back to you with an itemized statement.

Notice to vacate

Check your lease for the notice period, then submit written notice through your portal or at the office.

Condition standards

  • Kitchen: appliances cleaned inside and out, counters and cabinets wiped.
  • Bathrooms: scrubbed, including tub surrounds and fans.
  • Carpets: professionally shampooed — keep the receipt.
  • Walls: nail holes patched.
  • Windows & exterior: glass cleaned; yard tidy if it’s yours.
  • General: all belongings and trash removed.

Security deposit

Returned per Washington State law with an itemized statement. Two things worth knowing up front:

  • Your deposit cannot be applied to your final month’s rent.
  • Unpaid balances may be reported to credit bureaus.
