Preparing to Move Out
We want your move-out process to go as smoothly as possible. This page covers everything you need to know, from giving notice to getting your deposit back.
Notice to Vacate
Review your lease for the required notice period. Submit your notice to vacate in writing through your resident portal or by contacting our office at (509) 525-1040.
Property Condition Standards
To ensure a smooth move-out and maximize your deposit return, please address the following before your final walkthrough:
- Kitchen: All appliances cleaned inside and out. Counters and cabinets wiped down.
- Bathrooms: Fixtures cleaned. No mildew on surfaces or caulking.
- Carpets: Professionally shampooed. Keep your receipt — we may request it.
- Windows: Cleaned on the inside.
- Walls: Nail holes patched. No marks or damage beyond normal wear.
- Exterior (if applicable): Lawn mowed, weeds pulled, debris removed.
- General: All personal belongings removed. All trash disposed of.
Security Deposit
Your security deposit will be returned according to Washington State law, minus any deductions for damages beyond normal wear and tear, unpaid rent, or cleaning costs. You will receive an itemized statement.
Your security deposit cannot be applied to your final month's rent.
Unpaid balances may be reported to credit bureaus.
Final Walkthrough
We will schedule a walkthrough with you before or shortly after your move-out date. This is your opportunity to point out any concerns and ensure we agree on the property's condition.
