Cost to Apply
Application Fee — Charged per applicant. Each resident over the age of 18 must submit a separate application. This fee covers the cost of background and credit screening and is non-refundable.
Admin Fee — A one-time fee charged per unit, not per person. This covers property preparation, lease coordination, and move-in readiness for the home. Only the first applicant pays this fee — additional applicants on the same unit pay only the application fee. The admin fee is refundable if a lease is not signed — contact our office to request a refund.
Applicant Qualifications
Please be prepared to pay the application fee as outlined in the property listing (typically $48). In addition to this rental application, you will also be required to provide a copy of a valid form of identification and proof of income.
To complete this rental application, you must be prepared to provide 3 years of residential history as well as contact information for your rental references. You will also be asked to provide information on your monthly income, and please note that most properties require that applicant combined gross income is at least three (3) times the monthly rent amount.
Each resident over the age of 18 must submit a separate rental application.
Potential Charges
We often get questions about our common charges, and wanted to explain them so you are not surprised. Before applying please clearly understand other possible fees and costs associated with your expected lease. This is in no way a replacement of the lease:
Security Deposit
The security deposit listed is conditional on many elements being positive such as: rental history, credit score, credit history, income, employment history etc. If one or more of those items present a risk that we have to mitigate against, we typically look for an additional well qualified co-signer and/or increased security deposit. If you have concerns about this please reach out to our office directly to better understand your situation.
Carpet Cleaning
Carpets will be professionally cleaned or new before you move in. A carpet cleaning charge applies at move-out, which varies based on the amount of carpeted area including stairs.
Animals
If animals are allowed at the residence, you will be charged an additional $50 monthly rent and $500 security deposit for each animal.
Administrative Move-in Fee
A one-time administrative fee may be assessed per group of applicants prior to move in.
